  • house Roofing, Roof Flashing, Roof Penetrations

    • As roofing is being inspected, any small repairs needed will be assessed on the spot by the inspector and noted.
    • All skylights or penetrations will be inspected for proper flashing.
    • Damaged or worn exhaust vents or soil stacks penetrating the roof membrane will be noted and documented.
    • If replacement is needed a separate quote will be provided and any repairs will be quoted and work directly with the building owner for maintenance.
    • Any loose roof flashing will be analyzed and inspected for potential leaks.
  • house Chimney's, Masonry, Flatwork, Foundation & Flashing

    • The intent of the masonry section is to stay ahead of the decay of mortar joints.
    • The program covers the reporting of problem areas in the report along with a proposal for those repairs.
    • As masonry/ flashing is inspected small repairs may be made so detail operates as intended. This will be quoted for approval of the preventative maintenance.
    • Program does not include any concrete flatwork, foundation, concrete stairs, walkway repairs. Only a report of the condition of concrete surfaces for the customers information for any preventive maintenance projects.
  • house Vinyl Fascia, Soffits, Siding, Stucco, Stone, Wood Moldings/ Aluminum

    • Inspection of vinyl siding, aluminum fascia's and soffits and any potential issues that may arise if left unaddressed.
    • Stucco, stone or other such surfaces will need to be caulked as needed to make weather tight to connecting surfaces based on standard installation practices. This type of work would be submitted for approval.

    The Annual Review after the initial inspection would be conducted as follows:
